Salary Range: $82,090-$112,000

 

The University of St. Thomas has provided a salary range that represents its good faith estimate of what the University may pay for the position at the time of posting. The specific salary offered will be determined based on factors such as the qualifications of the selected candidate, departmental budget, internal salary equity considerations, and available market information.

 

JOB SUMMARY

Under the general leadership of the Director of Facilities Maintenance, the Mechanical Maintenance Supervisor will perform duties necessary

to operate and maintain the heating, ventilation, air conditioning, refrigeration, plumbing and utilities to provide optimum learning, teaching, research and working environments for all students, faculty, staff and visitors to our campuses. The Mechanical Maintenance Supervisor will supervise the mechanical maintence division.

 

 

ESSENTIAL FUNCTIONS

  1. Develops, coordinates, and executes the maintenance and operations of the heating, ventilation, air conditioning, refrigeration, plumbing and utilities with attention to minimizing disruptions and protecting the university’s assets.
  2. Supervises, trains, and leads the mechanical maintenance staff to ensure tasks are completed with a high level of craftsmanship. Schedules, assigns and prioritizes the work of mechanical maintence staff and makes sure that all labor and materials utilized in performing the work is reported back to the Director of Facilities Maintenance. Provides oversight so that work is completed in a safe manner as required by OSHA and other regulatory agencies. Ensures work is tracked and billed out in the Computerized Maintenance Management System (CMMS).
  3. Manages the inventory of materials necessary to ensure an efficient operation. Works closely with the Director of Facilities Maintenance, the Budget Manager, and Purchasing Department to ensure that purchases are within the guidelines of the university’s procurement policies and procedures.
  4. Assist the Director of Facilities Maintenance in the annual budgeting process by identifying both short- and long-term needs for facility projects related to capital improvements, capital equipment purchases, contracted maintenance, regulatory testing, deferred maintenance, and general operations of the mechanical maintence division. As directed, coordinates special projects with outside HVAC and plumbing contractors.
  5. Assists in the planning and construction of the utility systems associated with new construction and renovation projects. Reviews consulting engineers’ reports and designs and make recommendations for improvements. Consults in the formulation of plans specifications to be used in preparation of the bids acquiring services, contracts and items purchased. Ensures that all mechanical equipment for new buildings is set up with appropriate preventative maintenance schedules in CMMS.
  6. Oversees all aspects of the Energy Management System to ensure sustainable use of resources and reduce overall energy consumption. Develops a plan to expand and improve the Energy Management System to optimize opportunities while maintaining comfortable environments and monitoring building system conditions.
  7. Manages outsourced vendors performing mechanical maintenance related work activities. Inspects work on an ongoing basis and confirms that work is completed and records collected prior to processing payments.
  8. Performs other duties as assigned by the Director of Facilities Maintenance.

QUALIFICATIONS

Minimum Qualifications

  • High School diploma or the equivalent
  • Ten years of experience in the operation of gas and oil-fired, high-pressure boilers 

    • Seven of which include related mechanical maintenance experience in a supervisory or lead capacity, preferably in a higher education environment

  • Five years of experience with maintenance steam distribution systems and refrigeration systems
  • Successful completion of a two-year degree in a mechanical maintenance related program
  • Must be able to read and interpret diagrams, blueprints and equipment manuals

  • Must have the following licenses: Minnesota Chief C Boiler’s License, or equivalent, and the Universal Refrigeration License

  • Must have a valid driver’s license

Preferred Qualifications

  • A four-year degree in mechanical engineering

  • Experience managing a unionized workforce
